Fit-Out Delivery · 811 m²

Challenge
The key challenge was adapting an existing building’s infrastructure to serve a large number of open-plan workstations. Shallow cable routes within the concrete floor required careful consideration of unidentified heating installations and the risk of damaging them.
At the same time, an aesthetically appropriate connection to the desks had to be agreed, alongside orderly cable routing and correct termination within the IT racks. Technology and infrastructure were fundamental to the office’s functionality.
Scope of delivery
Full office fit-out delivery, including furniture supply, from strip-out and alterations through to building services and interior finishes. The scope included ventilation, air conditioning, precision cooling for the server room, electrical and telecommunications systems, and structured cabling. The completed layout combined open-plan workspaces, meeting rooms, breakout areas, kitchens and washrooms, with glazed partitions and varied floor finishes.
Key solutions
Service routes in an existing building
Shallow cable routing in the concrete floor, accounting for potential clashes with existing heating installations.
Discrete workstation connections
Agreement on desk connections that balanced technical requirements with the appearance of the open-plan office.
Organised IT infrastructure
Professional cable routing and termination within the IT racks.
Outcome
An office space with workplace connectivity, organised IT racks and precision cooling for the server room.
