The project involved a substantial refurbishment of an existing office floor and adaptation to the tenant's new workplace model. At more than 2,150 m², execution quality, design changes and formal technical close-out were as important as the visible finish.
The assignment required coordinated review across architecture, electrical and sanitary disciplines as well as fit-out related technical lease provisions.
Technical inspection and handover support on behalf of the tenant. The scope covered detailed snagging, verification of remedial works and follow-through until the identified defects were resolved.
Execution changes against the original design were taken back through formal fire-safety review so that the final documentation reflected the actual completed space.
A significant quality problem with modular carpet tiles was identified, leading to removal and re-installation rather than acceptance of a defective finish.
Quality control included not only the final appearance but also the way works were carried out and whether appropriate tools and methods were used.
The first technical inspection identified 483 defects and non-conformities. This created a structured close-out basis for quality enforcement and accountability before final acceptance of the space.
Remedial works were monitored through to closure of the identified defects, alongside renewed fire-safety approval for the changes.
